<p><strong>Homestead Road</strong> je jedním z předních hráčů na trhu s nemovitostmi v americké Minnesotě, konkrétně v oblasti Minneapolis. Už tři roky jsme jejich pravou rukou pro marketing a pomáháme jim získávat přesně ty kontakty, které potřebují. Za toto období se nám podařilo dosahovat pravidelného meziročního růstu a upevnit jejich pozici mezi největšími společnostmi v oblasti odkupu nemovitostí.</p>



<p>Jarní sezóna, v období od dubna do června, představuje na americkém realitním trhu období nejvyšší poptávky. V roce 2025 však klient přišel s <strong>mnohem ambicióznějšími obchodními cíli</strong> než v předchozích letech.</p>



<p>Úkolem bylo <strong>výrazně navýšit objem kvalitních leadů</strong> během klíčového období, kdy na trh vstupují jak domácí kupci, tak investoři z celého světa.</p>

<p>Před začátkem klíčové jarní sezóny 2025 jsme museli zásadně přehodnotit strategie. Tradiční postupy sice v předchozích letech fungovaly spolehlivě, ale nově stanovené cíle už zajistit nemohly.</p>



<p>Rozpor vznikl také mezi obchodními ambicemi klienta a objemem dostupných finančních prostředků. <strong>Tuto situaci nebylo možné vyřešit pouze optimalizací stávajících kampaní.</strong></p>

<p>Kombinace nízkých úrokových sazeb a rostoucí mobility vytvářela ideální podmínky. Splnění cíle by Homestead Road posunulo z pozice silného regionálního hráče do role jasného tržního lídra.</p>

<p><strong>Navýšení reklamního rozpočtu bylo schváleno ve výši 20 %</strong> oproti předchozímu roku. Jednalo se o pevně stanovený limit v souladu s cash flow plánem, který CFO jasně komunikoval, že řešení musí fungovat striktně v rámci této částky.<br><br>Navíc bylo nutné alokovat prostředky během tří měsíců jarní sezóny (duben–červen), kdy realitní trh dosahuje 65 % ročního objemu. Žádný prostor pro dlouhé testování.</p>

<p class="has-base-font-size">Při zachování stávající efektivity kampaní by navýšení rozpočtu o 20 % vedlo k růstu leadů maximálně o 20–25 %. To znamenalo nedosažení cíle téměř z poloviny.</p>



<p class="has-base-font-size">Mohli jsme na to jít cestou agresivního škálování, navýšit bidy, rozšířit cílení a zvednout denní rozpočty, ale přineslo by to jen krátkodobý nárůst leadů, ovšem za cenu dramatického zvýšení jednotkové ceny. Rozpočet by se tak vyčerpal již v prvních týdnech jarní sezóny, a tak jsme na to museli jít chytřeji.</p>

<h2 class="wp-block-heading has-text-align-center">Před námi byl paradox<br>Zvýšit počet leadů o <mark style="background-color:rgba(0, 0, 0, 0)" class="has-inline-color has-black-color">50 % leadů vs. zvýšení rozpočtu jen o 20 %</mark></h2>



<p class="has-text-align-center">Potřebovali jsme získat výrazně více leadů, ale nemohli jsme za ně platit více než doposud. Ve skutečnosti jsme museli dosáhnout ještě nižší jednotkové ceny, abychom se vešli do rozpočtu. Řešení nemohlo spočívat v navýšení výdajů, ale v identifikaci dosud nevyužitých segmentů nebo kanálů, které mají už v základu lepší poměr cena/výkon.</p>



<p>Klíčem k úspěchu nemohlo být „více z téhož", ale <strong>nalezení efektivnějšího kanálu nebo segmentu</strong>, který by umožnil dramatické snížení nákladů na získání jednoho leadu při současném zachování, nebo ideálně zvýšení, jeho kvality.</p>

<p>Podrobnou analýzou vyhledávacích dotazů jsme identifikovali zajímavý trend. Klíčová slova z horní části nákupního trychtýře vykazovala rostoucí objem vyhledávání:</p>



<p><em>"What is my house worth right now"</em></p>



<p><em>"Home value by address"</em></p>



<p>Tyto dotazy zpočátku přinášely nekonverzní návštěvnost, protože uživatelé primárně hledali informace o ceně, nejednalo se o aktivní nabízení nemovitostí k prodeji.</p>



<h4 class="wp-block-heading">Rozhodli jsme se tento segment otestovat</h4>



<p>První vlna kampaní, které směrovaly uživatele na hlavní stránku webu, přinesla pouze minimální počet konverzí.<br><br>Důvod byl zřejmý - <strong>očekávání uživatelů se zkrátka nepotkalo s realitou</strong> na webu. Lidé hledali nástroj pro rychlé zjištění ceny nemovitosti, ale dostali se na obecnou homepage bez této funkcionality. </p>



<p>Přesto nás čísla neodradila, protože v získaných datech jsme viděli potenciál. Ověřili jsme si, že klíč k úspěchu neleží jen v boji o zákazníky, kteří už jsou připraveni k akci, ale v oslovení lidí v celém průběhu jejich rozhodování. Pro dlouhodobé škálování výkonu je klíčové pracovat s celým nákupním trychtýřem, nejen s konverzními dotazy v dolní části.</p>

<p>Ve spolupráci s klientem jsme vytvořili <strong>specializovanou landing page</strong> (homesteadroad.com/home-sale-calculator), která byla přesně zaměřena na identifikovaný segment upper funnel dotazů.<br><br>Zatímco původní homepage oslovovala široké publikum obecnými sděleními, nová stránka řešila jeden konkrétní problém, a to <strong>výpočet hodnoty nemovitosti</strong>.</p>

<h5 class="wp-block-heading">Psychologie za designem</h5>



<p>Klíčové uvědomění bylo v samotném názvu stránky. Uživatelé hledající "what is my house worth" nebo "home value by address" primárně hledají <strong>kalkulačku nebo nástroj</strong>, nikoli okamžitý kontakt s realitní společností.<br><br>URL "/home-sale-calculator" perfektně odpovídala tomuto očekávání. Uživatel klikl s pocitem: <em>"Dostanu výpočet hodnoty"</em> a přesně to mu stránka slíbila, bez zbytečných překážek.</p>



<p>Oproti homepage, která působila jako <em>"Jsme připraveni koupit váš dům"</em>, nová landing page komunikovala: <em>"Pomůžeme vám zjistit hodnotu, bez závazků."</em> Tahle změna v komunikaci byla klíčová, protože lidé, kteří byli teprve na začátku rozhodování, se přestali bát udělat ten první krok.</p>



<h5 class="wp-block-heading">Technická implementace</h5>



<p>Stránka byla navržena s důrazem na rychlost načtení a mobilní responzivitu. Formulář obsahoval pouze nezbytná pole (adresa nemovitosti, kontaktní údaje), čímž jsme minimalizovali zahlcení zákazníků a zvýšili jsme úspěšné vyplnění a odeslání formulářů. Každý prvek stránky směřoval k jedné akci, tedy k vyplnění formuláře pro získání kalkulace.</p>



<p>Současně jsme znovu otestovali reklamní formáty, které v minulosti nepřinášely požadované výsledky, zejména <strong>Performance Max kampaň</strong> zaměřenou na obsahovou síť Google. V kombinaci s novou landing page tyto kampaně konečně dostaly prostor ukázat svůj potenciál.</p>

To znamená, že každá investovaná koruna generovala <strong>výrazně vyšší návratnost</strong> než v předchozím období.<br><br>Nová landing page dokázala <strong>zdvojnásobit konverzní poměr</strong>, což potvrdilo správnost hypotézy o nevyužitém potenciálu v horní části nákupního trychtýře. Při současném navýšení rozpočtu o 20 % jsme dosáhli růstu, který by při standardním přístupu vyžadoval investice minimálně dvojnásobné.</p>

Our goal was to showcase past successes, identify inefficiencies, and uncover new opportunities. We then revamped the campaigns using best practices, leveraging data analysis to set realistic goals.</p>

By segmenting products into different sets, we at BF could pinpoint which shoes were likely to drive performance and which ones needed extra attention.</p>



<p>ROI Hunter also allowed us to create visually striking, branded dynamic ads that automatically update with real-time information such as discounts, special offers, and sales, ensuring we reach customers with exactly what they’re looking for.</p>

<p>For the Jarabák brand, we combined the best of online and offline marketing channels to showcase robotic lawnmowers to garden enthusiasts at every stage of the buying process ⁠⁠⁠⁠⁠⁠⁠⁠⁠⁠⁠–⁠⁠⁠⁠⁠⁠ <strong>from building awareness to driving the purchase decision</strong>.</p>



<p>Robotic lawnmowers were featured on radio, and TV, and displayed on billboards. At Business Factory, we also placed a strong emphasis on online marketing tools. In the digital part of the campaign, we utilized platforms such as Google Ads, Meta Ads, Sklik, and DV360.</p>



<p><br>The Jarabák brand was also visible in short YouTube videos, social media posts, and banner ads, ensuring a cohesive presence across both online and offline spaces. This integrated approach allowed us to effectively reach potential customers interested in modern gardening technology, whether they were watching TV or browsing the web.</p>

<h2 class="wp-block-heading">Offline and online conversion campaigns</h2>



<p>In the context of increasing saturation of the online advertising space and rising digital advertising costs, BAUHAUS felt the need to diversify its marketing channels and increase its presence in the offline environment. Although online campaigns were delivering results, BAUHAUS was looking for a way to effectively reach its target group outside of traditional online platforms. The key objective was not only to engage Prague residents in strategic locations, but also to optimise advertising costs and get measurable results from offline campaigns.</p>



<p>In order to maximise the reach and effectiveness of the campaign, we used DOOH (digital out of home) technology on Adform and DV360 platforms, which are advanced platforms for programmatic advertising space purchase. These platforms enable real-time advertising management and monitoring. With artificial intelligence cameras on each space, we were able to track the number of people moving in front of the screen and optimise our ad spend based on a CPM model.</p>



<p>For this campaign, we chose a static format with a 10-second display, but the system also allows the deployment of 10-second videos.</p>

<p>The popular “7 Peugeot Days” campaign has been transferred by the carmaker to Facebook, among other places. And they did the right thing. Owing to a combination of video ads, carousel posts, remarketing, and Lead Ads, it gained almost a hundred leads in 12 days and a significantly lower cost per lead compared to campaigns outside of Facebook.</p>



<p>The aim of the campaign was to prove that Facebook is a suitable medium for the carmaker to reach potential customers. The specific goals were to bring as much relevant traffic to the client’s site as possible and to generate the highest number of leads. It’s worth noting that while other car companies track test drive registrations as a primary conversion metric, for Peugeot it’s a request for a sales offer.</p>

<p>Peugeot CR is one of our most advanced clients. From the beginning they were ready to provide the necessary data for specific Facebook advertising options (CA, WCA, LLA, and remarketing). By connecting the CRM system directly via the Facebook API, the sent contacts will be processed automatically, including immediate sending to individual dealers. <p>Fortuna has included a somewhat unexpected joker in its basic Facebook promotion line-up. It was the first in the Czech Republic to try dynamic product advertisements targeted at acquiring new customers, even though it is not e-commerce. It paid off. Along with using a sophisticated approach to traditional campaigns and supporting video ads that ran at the same time on TV, it managed to really make the most of Facebook.</p>

<p>OUR SOLUTION</p>



<p>Is it really true that dynamic Facebook advertisements are purely suitable for e-commerce? Fortuna made everyone wrong by creating dynamic adverts, which it was then able to target with the ROI Hunter tool to users who were not yet on its website. This solution works similarly to classic dynamic remarketing. It also automatically optimises which products to display dynamically. However, its goal is to attract brand new customers.</p>



<p>The basis of this solution consisted in the creation of a product XML feed. Here, specific matches played during the European Championship were taken as products. The match data, such as team names and current odds, were converted from Fortuna’s internal system simply into a feed and then into a product catalogue using the Facebook API. The catalogue was regularly updated as the odds changed.</p>



<p>Then the underlying graphics was created and used in ROI Hunter and its Template Editor tool. Owing to this tool, various elements from the product catalogue, such as text or images, can be dynamically inserted into the image in the advert. These are then changed according to the individual product. For the purposes of illustration, for the Germany - Italy match, the current odds for a home win, draw and away win were dynamically loaded into the graphic, as well as the jerseys of both opponents. The same worked in the text of the advert, where the team names were dynamically downloaded.</p>

<h2 class="wp-block-heading">Displaying real-time odds for sports matches in advertising</h2>



<p>The biggest magic then comprised the automation after each game. When the match ended, it was also deleted from the Fortuna database. This led to its deletion in the feed and then in the product catalogue. Dynamic advertising automatically stopped showing the creative content for the match which had already been played and immediately started showing graphics only for matches that were still to be played.</p>



<p>Owing to this solution, Fortuna was able to always display the current odds for specific matches in its acquisition campaign and also avoided displaying the same creative content over and over again with the help of multiple products (matches). The user could thus see three different adverts on Facebook in a row, each with a different match and current odds.</p>

<p>Owing to a tailored strategy and technology solution, the campaign generated thousands of new online registrations within two months, up to <strong>1/3 more new active players</strong> compared to concurrently running Google Ads campaigns, <strong>50% lower cost per registration</strong> compared to the original target (which was set based on historical data from other sources). 20% of all registrations were achieved through paid Facebook advertising.</p>

<h2 class="wp-block-heading">Data usage, detailed segmentation, and optimisation via Facebook API</h2>



<p>Česká spořitelna launched the campaign with a well-thought-out idea and started spreading new mortgages through word of mouth. The initial offer comprised an annual interest rate of 2.68% up to 100% of the value of the property. Once 250 people responded to this offer, the rate dropped to 2.38%. This action then greatly motivated people to tell their friends about the campaign.</p>



<p>Meanwhile, the bank used its own data to build its own user base. It collected people on Facebook who already have one of its mortgages. It then segmented them by how many years they had left on their mortgage and created an audience similar to existing customers (Lookalike Audience) to find people on Facebook who had similar characteristics. This audience was targeted with an advertisement encouraging them to take out a new mortgage. Next, we created custom audiences for the bank from those who had visited the mortgage section of its website but had not converted. It tailored advertising to these potential customers as well.</p>



<p>For the entire campaign, we used our ROI Hunter technology to handle A/B testing and optimisation for final lead quality.</p>

<p>During the 2-week campaign, Česká spořitelna collected 1,776 applications, of which 1,639 were approved. In addition, it reached potential clients incredibly effectively, as the number of people interested in passbooks quadrupled. The amount spent per customer was CZK 144.57. All in all, the bank earned a staggering CZK 1,286,827,500 owing to the Facebook advertising campaign.</p>

<h2 class="wp-block-heading">Experiment with new parameters of dynamic advertising</h2>



<p>The fundamental and mandatory events for dynamic remarketing on Facebook include ViewContent, AddToCart, and Purchase. However, there are many more events that may be tracked. We tested targeting on AddToWishlist in cooperation with the Polish e-shop Allegro.pl. The basic idea was that customers add items to their Wishlist that are either currently out of stock or they are seriously considering buying, or they are waiting for a price reduction.</p>



<p>Facebook always displays only products that are currently “In stock” in dynamic ads. However, to be on the safe side; you may set a filter in the product set to include only products that are in stock and ready to ship. A customer who is waiting for a product to be stocked will be notified by the advert that we already have the product and can buy it straight away. We will remind others that the product is still available, ideally at a discount.</p>



<p>The first step must include setting the AddToWishlist event. There are two options. It depends on how you have the feature set up on your site. Either the pixel is loaded when the Add to Wishlist button is clicked or when the page is loaded. It is recommended to put all dynamic parameters into the event pixel, i.e. product ID, product type, price, and currency. Don’t forget to test that the pixel is correctly deployed and sends all the necessary data.</p>



<p>Unfortunately, it is not possible to set up a campaign targeted to AddToWishlist directly in the native Ads Manager. For this type of adverts, you need to use a third party platform, such as the ROIHunter platform in our case, offering this option.</p>

<p>The basic metric for evaluating campaign performance in Allegro consists in ROI calculated based on our own data, which we import daily from the client’s internal system directly into the ROIHunter platform. These are only purchases made based on website clicks, rather than post view conversions. We compared the results of the campaigns targeting AddToWishlist to the campaigns targeting ViewContent and AddToCart, with AddToCart (aka Abandoned Cart) being the most relevant audience to use for dynamic remarketing. On average, the campaigns targeting AddToWishlist had an ROI 32% higher than ViewContent and only 15% lower than AddToCart (see chart). By adding a new campaign type, we increased the number of purchases by an average of 18%.</p>
